For builders
Finish, punch-list and warranty service for production home builders
We take finish and punch items on the builder's closeout schedule and handle warranty requests for the same scopes, with one point of contact for each community and a dated photo record for each completed item. Our service area for builder communities is New Jersey, Pennsylvania, upstate New York and Connecticut.

Punch-list and warranty service for finish scopes
One punch-list and warranty contractor for finish items
Finish items on a punch list are often divided among several trades, and each return visit takes time out of the closeout week. We take these items as a single service contractor, so the field manager assigns them once and receives one sign-off record for each lot.
- Work scheduled around the builder's closeout milestones
- Common materials carried to each visit, including caulk, community paint colors, trim profiles, door stops and hardware, shelving parts and patch materials
- A photo-documented sign-off for each item
- Blockers, such as a missing part, damage by another trade or no access, reported to the field manager with what is needed to close the item
- Warranty requests for the same scopes handled after closing, with the same documentation
Scopes we perform
Finish and trim carpentry
Base, casing, crown, stair parts and trim repairs, including gaps, open joints and damaged profiles noted at final inspection.
Interior doors and hardware
Door adjustment, hinges, stops, latches and hardware, corrected before the homeowner orientation.
Drywall patch and paint touch-up
Patching, sanding and touch-up in the community's colors after the other trades finish, scheduled ahead of final clean.
Caulking and sealing
Interior caulk at trim, counters, tubs and showers, and exterior sealant at penetrations and trim.
Shelving and accessories
Closet and pantry shelving, rods, bath accessories, mirrors and similar items installed, reset or replaced.

Electrical, plumbing, gas and HVAC items are available through licensed partner contractors, who perform that work under their own licenses.
Send the communities, the scopes and the closeout schedule you need covered. We will contact you to arrange a call with your purchasing or construction team and then send a quote.
Send a builder inquiryHow we work within your closeout week
The work is sequenced around the builder's milestones for paint, clean and the final walk.
Punch list received
The field manager sends the list through your system or ours. We confirm which items are ours and identify any item that belongs to another trade before work starts.
Materials on hand
Common replacement materials are carried to the lot to reduce return visits for parts. Items that need a builder-supplied part are reported with the part required.
Items cleared and photographed
Each item is completed, photographed before and after, and marked complete with the date.
Blockers reported to the field manager
A missing part, damage by another trade or a locked house is reported to the field manager, with what is needed to close the item and a proposed date for the return visit.
Sign-off and warranty
The field manager receives the sign-off record for the lot. Warranty requests for the same scopes after closing follow the same process and documentation.
Records and controls you can review
Our own insurance
We carry our own insurance. Certificates of insurance are issued for each builder and community, and the endorsements your program requires are reviewed with our insurance provider for each program.
One point of contact per community
Each community has one named contact for scheduling, punch lists, warranty requests and questions from the field manager.
Photo-documented checkpoints per lot
Each lot has a record of checkpoints and sign-offs with photos, available to the builder for quality reviews and back-charge questions.
LiDAR scans before close-in
We record our work with LiDAR scans as current practice. Where our scope begins before close-in, the scans record what is behind the drywall, and they can be shared with the builder.
Software that works with your systems
We develop our own scheduling and documentation software, designed to exchange punch items, schedules, purchase orders and sign-off records with a builder's scheduling and purchasing systems. Whether and how a connection is made is scoped with your team for each system.
Jobsite monitoring, in development
We are developing jobsite monitoring that uses a vision language model to flag possible safety issues and likely defects before they are covered by drywall. It is not yet in service.
One community is enough to start. Send the community, the scopes and your closeout schedule, and we will contact you to discuss the work and prepare a quote.

Questions from builders
Which scopes do you perform for builders?
Finish and trim carpentry, interior doors and hardware, drywall patch, paint touch-up, caulking, shelving and accessories, and minor exterior patching, together with punch-list and warranty service for these items.
Can you handle electrical, plumbing or HVAC items?
Yes, through licensed partner contractors, who perform that work under their own licenses. Our main offer to builders is the finish scopes that need no trade license, which we take as a single contractor.
How are completed items documented?
Each item is photographed before and after and signed off with the date. The field manager receives the record for each lot, and the records remain available for warranty and quality reviews. In occupied homes, photographs are limited to the work area and taken with the homeowner's consent.

What do you need to start with a new builder?
